Cold Calling

COLD CALLING

Cold Calling’s purpose is to get the properties name out
into the market, uncover potential business and to learn the market. Cold calling can be done for every and any
segment. Cold calling works well for promotions
or for rolling out new secretary programs
or a new restaurant menu.

It is important that the Sales Person identifies the area or
area’s that they want to cold call on first. For example, it is recommended that the Sales Person starts right in
their back yard. The Sales Person should
recap and have a plan in place so they do not go out blindly. Some things to prepare and to have ready:

1) Sales Promotional items, brochures, full sales
kits and treats if it’s in the budget.
2) Make sure that you have enough business cards
with your email address on them.
3) Buy a local map so you can get around easily and
also indentify business parks that you want to hit.
4) Prepare enough brochures or rack cards with your
card attached to hand out to calls that have no business. Still leave this behind even if they claim
that there is no business.
5) Get a nice bag to hold some of your items
in.
6) Take a look at your Accounts. Is there anyone that you are not getting your
fair share from that maybe you can set an appointment or drop in on if it is in
the same area that you will be calling?
7) Make an action plan and set goals.
8) Prepare your mind set that this is your
goal. Don’t allow operational issues get
in your way not to go out on your planned day.
9) If you are the only one is Sales, prepare
additional information to give to the desk if anyone walks in while you are
out.
10) Make plenty of blank sales call reports, bring a
clipboard, stapler and highlighter.

As a token of appreciation it is recommended to leave the Secretary, Receptionist or Guard
something as well. For example, give
them one chip clip with your card on it. They will keep it at their work station, clip it on their clothing or
use it for their snacks that they will take out to snack on at their desk. They are inexpensive and people love them.

Inexpensive treat hand out ideas:

1) Hard candy or hotel cookies.
2) Individual popcorn bags – “Popping in to see
you”.
3) Go to the $1 store – make small inexpensive
baskets with items in it.
4) Worry Stones – “Worry Free Promotion”. Worry Stones are small and around .50 cents
each. Work them in with a promotion such
as a “Worry Free Room Promotion”.
5) Logo mugs, chip clips or regular hotel pens.

You do not need to hand out treats or full sales kits at
every call. Bring in a bag with you with
your items. If you do not find that
there is any business then you can reach in your bag and grab your brochure or
rack card and business card that you will have ready. This way you will not waste precious hand
outs or your expensive sales kits.

It is recommended that before the Sales Person goes out to
hit the pavement that they have a couple of definite qualifying appointments in
the same location and area that they will be cold calling in.

Hotel Sales
People need to be comfortable with Cold Calling. The Sales Person should enter every building
or business park company even if there is signage that states “no
soliciting”. Expect that not everyone is
going to welcome the Sales Person and there will be some very rude people. The Sales Person may be asked to leave the building. The Sales Person must not take this
personally and should continue on without personal fear.

Cold calling
is not as easy as it was years ago. There are security guards, locked doors and many other barriers that
will not allow you to get in to cold call. Take the company name down and Google them when you get back to the
office to get more information.

There are
many gate keepers and protectors that will not work with you to get the
“contact” out to see you right then. It
is recommended, out of respect to the potential client, to get a name and
number of who you could call to set up an appointment with. Leave behind your information and follow up
when you return back to the property. Call and or email this contact to say hello and let them know that you
stopped in and would like to know more about their company and hotel
needs. You will get better response and
more appointments if you pre-set your appointment with them first rather than
demanding that they stop what they are doing to come out and see you right
then. Remember what your purpose and
goals are ~ identifying new business and steal it from the competition. You will need to work hard and have patience.
